We have 2 spare rooms in a 4 bed mid through terrace house on the Kirkstall / Horsforth Border (LS5 3NB). We are looking for 2 lodgers either professionals or mature students, who are laid back and not to noisy.e.g not having band practice early Sunday morning or banging out drum and base till 3 am or throwing wild parties week after week (you get the picture). We like a fairly quiet life in the week, and save ourselves for the weekend.

The Rooms

Room 1, Located on the 1st floor, very spacious and airy, with a double bed, wardrobe and a wooden floor.

Room 2, Located on the 2nd floor - this double room is a dormer which is also spacious with a more cosy feel to it.

About us: We are two white, straight males, both 25 who are very laid back our intrests include: cooking, keeping fit running 3 or 4 times a week, listening to music, going out to bars and occasionally clubs in be it either Leeds city centre or just to the local, only take life seriously when we need to. We are both busy professionals who work in Leeds with one thing or another usually on the go - usually with our girlfriends, maintaining the house or out for a drink. We do enjoy nights in occasioanlly and we are both easy to get along with.

The house: has a large kitchen with a dining table including microwave, blender, George Forman grill, washer/dryer etc, - Will soon be getting a dishwasher for those of you that don’t like washing up, a cosy living room with a gas fire, a small back yard for bbq’s in the summer and a place to store and lock your bike if you have one. We also have wireless broadband, Virgin on demand and free telephone calls at weekends to landlines.

Transport:If you require public transport to get to work there is a bus stop about a 3 minute walk away from the house which run every 10 minutes Monday to Saturday and Every 30 minutes on Sunday straight into the city centre through.

There are also buses into Horsforth which is a 2 minute bus ride away.

The Rent would be £66.90 p/w (£290 p/m) including all bills - excluding council tax (which is band A - the cheapest) (it comes to about £20 per month each) and any phone calls you make that using the landline aren’t free.

This house is much more like a family home than a student house, which we like to keep tidy and clean. If you feel you would like to have a look around or have any questions then don’t hesitate to get in touch.
