Short term flat or house share

Hi everyone,
I am a female pharmacist and just finished my MSc from Leeds University.

I am looking for a flat or a house to share with one or two persons. Females or mixed.
I need a flexible rent, something I can extend on a monthly basis.

I want the flat or the house not so far from the city centre. A maximum of 300-400 pounds for everyhting.
I am a quiet person, love animals and do not mind smoking. However, may main pioint is cleannes. It is difficult for me to live with people who do not care for this point.
