We are a respected firm of architects established in 1936 that converted two historic buildings in London to create Phoenix Yard - a small community of mixed businesses offering a comfortable, friendly, informal atmosphere.

A number of our licencees are from companies based in Leeds who have decided to open a London branch with us because of our close proximity to Kings Cross Station. We are also close to the Eurostar link to Paris from St Pancras and walking distance from Islington, Euston, Farringdon, Russell Square and Angel stations.

We currently have available on our first floor offices which contain from 2 to 5 work stations. These are priced at £350 or £350 per work station per month plus VAT, including broadband. There is a 10% when all the work stations in a room are taken. There is a further 10% if all 20 work stations on the floor are taken making the monthly rent £5400 + VAT. Where a licensee signs up for a minimum 12 month term this is reduced to £4950 per month. We also have one ground floor office containing 4 work stations which we are offering for £1,0000 per month plus VAT, including broadband.

One connection to a shared 8mb ADSL line broadband internet connection (where multiple work stations are taken the licensee is responsible for making own arrangements for their networking purpose) / Furnished work station (desk, storage unit and telephone handset) / heating and power / lighting/ water / rates reception service (9am-5pm) / guests greeted and licensee informed / incoming mail sorted / incoming calls do not go through reception, but direct to each licensee (each handset is fitted with voicemail and outgoing calls logged using call management software) / security (intruder alarm system) / fire alarm system / daily cleaning service (office and general areas: rubbish disposal, recycling) / kitchen facilities including free tea and coffee / use of Landlord’s open meeting areas if not being used/required by him / indoor bicycle parking / showers.

Excluded in rent
Use of private meeting areas / photocopying / faxing / telephone calls (standard BT business rates) / telephone line rental (per telephone handset)
