Hello,
I'm looking for someone to share the flat I live in.
The flat is situated about 2 minutes walk from the top of Leeds University, so an ideal place to live for anyone who likes likes Leeds. It is near to buses, close to the University (closer than most halls of residence), and a pleasant walk to the city centre, without the cost of living in the city centre itself.
The flat itself is on the top floor of several terraces joined together. Out of the windows, including the room to let, there are surprisingly good views of tree tops and pathways. Less conveniently, across the road Leeds University are constructing a new building, but the trees and the double glazing mean you can't hear the work.
For the price, you get some proper amenities, including,
Secure, off-road parking (very good if you have a car)
Shared, maintained garden
Washing Machine
Good shower
Gas Cooker
Double glazing and roof insulation (the flat stays cosy in winter, hurray!)
Plenty of space (separate lounge, kitchen, bathroom) and a room of your own.
I also run wireless broadband (telephone, not cable) and a landline telephone, which you can share if you like. No previous tenant has wanted to watch TV, so we have no license.
The landlady quotes her prices without bills included so, following the official documents, the flat is about £60 per week (£260 month in the contract). I estimate current bills at £30 per week, excluding Council Tax (will vary, if you are a student) and phoneline.
Do check for yourself, but this is as cheap as you will find in such a good location, and the flat has character (which, in this case, doesn't mean broken), as you can see from the photo of the kitchen. There has been considerable work done on the block this summer, including rewiring and hallway lighting.
As for me, I work at the Universities. I go out with my friends once or twice a week, I spend my spare time reading, tapping on computers (I've been involved in some film making and I maintain some open-source software) and cooking. I wouldn't say I'm laid-back or easy-going as people seem to think, because I'm usually working on some project, but I like to come home to somewhere which will be sane and sometimes fun (which this flat is).
Agreements with previous tenants include kitchen and bathroom cleaned each week, sides wiped down and sink cleared within a day. So the flat is better suited to those who would like or need to work, rather than those who require it to be immaculate. No loud music at all, DVD playing by agreement. If that sounds like we've been no fun, it's only that people who live here often work in the evenings.
I smoke handroll cigarettes. This has not proved obtrusive for previous tenants, two of whom were non-smokers, but if you dislike the sight of an ashtray this may not be the flat for you.
Close to ideal (ok, ideal would be no rent, but I can't offer that) for serious postgraduates, but also for anyone who would like a step up without professional rents - other occupants in the block are students, workers who need a home, and impoverished junior lecturers.
Many people worry about Council Tax. I'm a non-student. Students, of course, pay a reduced rate, but I have to pay 25% extra. This is grossly unfair, but not our fault. So I don't mind sharing with a student. Just bear in mind that I'm paying far more than you are!
