I have a two bedroom house in north east Leeds in the Harehills area that i am looking to swap for a home preferably in Lambeth/SW area of London.

My home is an end of terrace 'Places For People' Housing Association back-to-back house. The garden at the front is predominantly paved and is approx 6-7m wide and 4-5m deep. Parking is on-street.

Inside the house there is a kitchen and living room (the living room is approx 3.5mx3.5m) with gas fire. The house has radiators in every room and is entirely double glazed and has insulation in the loft. A flight of stairs leading up from the living room onto the first floor landing. On this floor there is the first bedroom (3.5mx4m approx) and separate bathroom. The house is south facing and gets a lot of sun all day, as does the down stair rooms. All the windows are quite large and let a lot of light in. The middle room is especially pleasant. The second flight of stairs leads to another landing with a separate airing cupboard/wardrobe space and the second bedroom (again approx 3.5mx3.5m). This room has a large skylight in the roof and the main window overlooks the city landscape.

My home is 20 minute walk by foot to the city centre. There is a major Hospital a few streets away and the area has many shops nearby, so if you did not wish to you do not even need to go to the city! There are 3 parks also near. My neighbours are all friendly and will talk too if you wish to. The area is undergoing a lot of improvements at the moment, as we are not far from the city centre and Leeds is becoming a very popular place to live. My home is a short walk to many bus stops, leading out to all different areas of Leeds. The railway station is in the centre of town.

My rent is £60 p/w. Water is £220 p/a and Council Tax £780 p/a.
