Sunny Attic Room In Luxury Houseshare Now 2 Months Minimum (£275 pcm)
The attic floor comprises three bedsits and a bathroom (with shower, WC, wash basin, washing machine and tumble drier) for the exclusive use of the top floor housemates (although they may also use the bathrooms on the floors below if they wish). The rent is £275 pcm (£64 per week) until September and this is inclusive of all bills except for the phone/broadband All rooms are for single occupancy only and for non-smokers only. The rent rises to £350 in September
The room has a large floor area 4.6m x 4.6m. Some of this lies under the slope of the roof but that's fine for the low double bed which fits under the slope quite conveniently and also for storage. The room faces south west and has a large Velux skylight which makes it bright and pleasant. The furniture is mainly pine and nicely matches the large exposed pine roof timber which lends character to the room. There is a double fitted wardrobe. The room has a large desk/table, a computer work station, a 3-drawer metal filing cabinet, a tall pine IKEA bookcase, a matching 6-drawer chest, a black leather swivel office armchair, an easy chair and a coffee table. It has been decorated in white with a fitted carpet in burgundy and a large striped rug. There are concealed spotlights behind the beam and a spotlight ceiling fitting plus other lamps and accessories from IKEA. There is an ntl broadband line fitted in the room which can be activated if you wish or you can share in the wireless broadband system in the house.
The house itself is on three floors and you would be sharing with a nice bunch of six mature folk - grads and professionals, (5M, 1F) from 23 - 45yrs and all non-smokers. This may sound like more people than you would like to share with but I can assure you that it is a very large house and even with seven it does not seem in the least over-crowded or noisy.
It is a LARGE, spacious Edwardian semi with a big comfortable shared lounge which has a good fitted carpet, an antique Persian rug, leather furniture, Freeview LCD tv, dvd and video. There is a large fully equipped kitchen/laundry on the ground floor, 3 bathrooms, 4 loos, gas CH, wide halls and landings and a lovely garden backing on to a public park.
It is very pleasant and "leafy" round here despite being so close to the city centre - just a 10 minute busride to City Station, The Headrow or Corn Exchange + a short walk to the heart of the LU and LMU campus or LGI. There are excellent, fast, frequent bus routes down Dewsbury Road into town passing the end of the street (200m). A short walk through the park at the back of the house takes you to the No. 1 bus route which goes direct through to Headingley.
Showing consideration to your housemates and helping to keep the communal areas clean and tidy is a condition of the tenancy as is being a non-smoker.
Two months minimum stay. After that one month's notice is all that is needed. This gives you considerable flexibility. The first and the final month's rent to be paid up front plus a bond of £150 refundable on the return of the accommodation in good, clean condition. So you have to find £700 at the start of the tenancy. Thereafter the rent is payable calendar monthly in advance.
